If you are seeking reliable investments, look no further than Serbian real estate. On the whole, real estate is one of the most secure investment methods, and Serbia is a destination that attracts investors by the rapid development of its economy on the whole and the development sector in particular. There are a lot of modern residential complexes under construction, and individuals flock here to invest in apartments or cottages and rent them out later on. An additional bonus is that you can easily obtain a residence permit if you have real estate in Serbia (or a tax residence if the tax burden in your current country is too high).
If you want to read more about real estate investment abroad, welcome to our portal called SerbiaWealth. Zlatibor: A Development Project in the Mountains
Serbia is known for its majestic ski resorts, and Zlatibor is one of them. It combines ski and wellness facilities and has more than 30 km of ski slopes and 8 ski lifts. There are some other attractions for tourists here as well, such as a dinosaur park, a lake, and a cable car.
In the past few years, there has been a noticeable increase in the number of tourists who come for an overnight stay (6% as compared to 2022). Mountain residences are very popular in the winter, and it is not that easy to find a vacant one.
Zlatibor is being actively developed now, and the visitors will soon be happy to stay in newly-built hotels and apartment buildings. If you want to become an investor, we will be happy to show you the project, open a local account for you, and help you with any other formalities. Zlatibor is a great choice as the number of overnight stays has increased by 78% in the first half of 2023 as compared to 2022.
According to the local media, three-fifths of all apartments sold in the 7 most popular destinations in 2023 were located in Zlatibor, and the average price per square meter was about 1,600 euros.
Kopaonik: Another Ski Resort
Kopaonik is growing at a much slower pace than Zlatibor, therefore it is not our first recommendation. Still, this resort town is being actively developed as well, and a lot of multi-apartment residential complexes are being built. It is harder to find an apartment at a developer’s price here to be rented out at a profit later on, and the cost of the existing real estate is much higher.
We suggest moving away from the tourist town center and looking at the real estate at the Kopaonik foothills, for example: the average price in the Raska municipality is 1,380 euros per square meter, and you can find apartments in the Brus municipality at 1,150 euros per square meter.
Investment in Spa Resorts
Serbian spa resorts offer thermal and mineral waters that are used to treat different medical conditions – no wonder they are popular! Investors have been attracted by local real estate for years – however, it should be noted that the resorts are currently engaged in fierce competition with each other.
Let’s take two well-known resorts, Sokobanja and Vrnjacka, for example. It was only in 2022 that Sokobanja overtook Vrnjacka and became the most popular spa destination in Serbia with 767,000 overnight stays. Sokobanja is also a place where you will find various restaurants with delicious food to combine a gastronomic tour and medical treatment.
As the number of guests is on the increase, so is the number of real estate objects under construction. Local realtors say that apartment sales figures in Sokobanja are steadily growing and most buyers are foreign investors who wish to rent them out. The cost of one square meter on the outskirts starts from 1,300 euros. If you want a better location somewhere in the central area, be prepared to pay at least 1,600 per square meter.
Vrnjacka is losing ground and showed a considerable drop in 2022 as compared to the previous year. The average price per square meter is 1,325 euros, with older apartments priced 200 euros lower.
Belgrade: Construction is Booming
The capital of any country is traditionally the most popular place for investment in real estate, and Belgrade is no exception. This is a place where 40% of all construction projects are located. If you want to buy an apartment and successfully rent it out, you need to choose the city’s most sought-after areas, like the following ones:
- Slavija
- Savski Venac
- Novi Beograd
- Vračar
- Dorćol
The price per square meter will naturally be higher than in other areas. However, you may expect higher profits, especially if you use the apartment for short-term rentals.
You can look through different Serbian real estate websites to discover that the average price per square meter in the popular areas mentioned above varies from 3,000 to 4,600. If you are interested in Belgrade, our experts will help you find the best offers available.
Rental will differ depending on the district and apartment size. If the apartment is large, it tends to have a lower cost per square meter. A 50-square-meter apartment rental will cost from 700 to 1,200 euros a month.
However, small apartments (1-bedroom ones or studios) are always in demand, and investment in them is highly recommended. Belgrade is a popular cultural place where many interesting events are held, and they are visited by people from around the world who need a comfortable place for a short stay. One more category with the same needs is business people who attend conferences, negotiations, and events like that. That is, renting a small apartment out could be very profitable.
